Our clients often ask questions related to the acquisition of real estate from owners. We have prepared answers to the most common queries.

Is it profitable to buy a resale apartment in Bulgaria?

Questions and answers related to purchasing resale apartments and houses in BulgariaThere are plenty of secondary property proposals for sale. The secondary market always has a greater choice of offers, than developers. You, as a buyer, just need to choose an apartment that you like. There are studio-, one-, two- and three-bedroom apartments for sale. Sometimes there is an opportunity to buy 2 neighboring apartments, for example, a studio- and a one-bedroom apartment and combine them to get a large two-bedroom flat with 2 WC and 2 balconies.

It is profitable to buy a resale property, especially if you deal with an urgent sale. As a rule, the apartment is offered finished; it has furniture and appliances.

Apartments in older living buildings are often built in places where the atmosphere itself creates a sense of peace and comfort. Such locations are inhabited, time-tested, and have required infrastructure. If, for example, you decide to buy a house or an apartment in Sozopol, Pomorie or Burgas, then be prepared that there are no good places for new buildings left. You will have to consider buying real estate in remote areas.

Where in Bulgaria is it better to buy resale property?

The decision of where to buy an apartment depends on your budget and wishes. We can only advise the area based on the facts.

  • Burgas, Pomorie, Sozopol, Nessebar, St. Vlas, Bansko, Sandanski, the village of Ravda are excellent for year-round residence. Living here will be convenient for a family with children. Shops are permanently open; there are schools, pharmacies, kindergartens, and banks.
  • If you are looking for a nice corner for the relocation of retirees from Russia, Israel, or Europe, then an excellent option is real estate from owners in Pomorie and Ravda. A calm, moderate life also awaits you in the remote quarters of Burgas – Sarafovo, Kraymorye.
  • Apartments in Pamporovo, Bansko are suitable for winter holidays.

If your purpose is to rent out your new property, consider living complexes in Sunny Beach, Lozenets, St. Vlas, or Elenite. In winter, excellent options are Pamporovo and Bansko. An investment in property in residential complexes with pools and entertainment facilities and proper business management can pay off quickly enough.

Are there houses and cottages available on the resale market?

There is a good choice of private houses, modern villas and cottages on the resale market. Good options for houses are sold in the villages of Lyka, Kamenar, Aleksandrovo, Medovo, and Goritsa.
If you are interested in premium cottages, take a look at the Victoria Hills cottage community and villa zones in Lozenets and Kosharitsa.

Can I be fooled when buying a property from an owner?

If you have decided to buy an apartment on your own and do not know the specifics of the Bulgarian legislation, then there is a risk of fraud. To avoid it, we recommend working with Apart Estate specialists. We will check the documents, make sure that the resale property is not pledged or mortgaged. We can also recommend a reliable notary.

Do you help to repair the apartment?

Yes, we have specialists who can rebuild the purchased apartment and make repairs of any complexity.
Can one obtain a temporary and permanent residence permit after buying secondary property?
It doesn't matter what you buy – a resale property or a newly built apartment. The most important thing for obtaining a temporary or permanent residence permit is the premises’ status. The warehouse or premises for washing clothes will not work.
