Analysis of real estate prices in Burgas in 2024
In 2024 real estate prices in Burgas have seen a noticeable increase. The prices of apartments in all major districts of the city have increased as of September this year compared to the same period last year, Investor.bg reports, citing data from the Imoti.net real estate portal.
Market activity is also confirmed by data from the Transaction Registration Agency: in the second and third quarters of 2024. Burgas became the leader among Bulgarian cities in terms of the number of real estate transactions.
Most expensive area: Lazur
Lazur is in first place among the most expensive areas of Burgas due to its proximity to the Sea Garden, the sea and the central part of the city.
One-bedroom apartments: the average price reaches 1,938 euros per sq.m., which is 28% more than a year ago.
Two-bedroom apartments: average price 1,980 euros per square meter, growth of 27% per year.
Burgas center: constantly high price growth
Property prices in the central part of the city continue to rise:
One-bedroom apartments: the average price crossed the 2,000 euro mark per square meter, rising by 22% for the year.
Two-bedroom apartments: annual growth of 14%, and the average asking price is now 1,807 euros per square meter.
Moderately priced neighborhoods
The third most expensive neighborhood Bratya Miladinovi demonstrates the following indicators:
The average price of one-bedroom apartments is 1,698 euros per sq.m.
The two-bed room apartments are sold for 1,699 euros per square meter.
In the Vazrazhdane district, prices have also risen noticeably:
One-bed room apartments: the average price reached 1,555 euros per square meter (+20%).
Two-bed room apartments: their price increases by 18% to 1,575 euros per sq.m.
Meden Rudnik district: affordable apartments
The most accessible among those included in the statistics remains the largest district in the city – Meden Rudnik.
The average price of one-bed room apartments is 987 euros per square meter, which is a growth of 20% for the year.
Two-bed room apartments cost around 945 euros per square meter, which is an increase of 29%.
Despite the significant increase in the price of apartments, prices in this area have not yet crossed the threshold of 1,000 euros per square meter.
The real estate market in Burgas continues to attract the attention of investors and buyers in 2024. Lazur and the central areas remain the leaders in house prices, while Meden Rudnik offers more affordable options.
Significant price growth in all areas indicates high market activity and increased interest in properties in Burgas.
